Practice 06 · Opening & Operations

Connect the concept, operating plan and launch requirements.

Opening a property brings commercial, physical, digital and team decisions together. I help turn the concept into coordinated workstreams, a usable operating model and a clearer path through launch and handover.

Where it helps

Start with the
actual friction.

Owners preparing an independent hotel or short-term rental launch, repositioning an existing property or bringing order to an operation that has grown without a clear shared framework.

  • Property sourcing, feasibility & deal coordination

Translate criteria and budget into a property shortlist, coordinate due diligence, and support price and commercial-term negotiations through closing or lease handover.

  • Pre-opening planning

Map the workstreams, dependencies, decisions, vendors and readiness checks needed for the intended opening.

  • Concept, renovation & construction project management

Coordinate concept development, specialist design, contractor selection, procurement, budgets, schedules, change tracking, inspections and project handover around the agreed opening scope.

  • Licensing and property-readiness coordination

Organize licensing workstreams, property documentation and readiness requirements. Coordinate changes to the property with the owner, relevant specialists and the responsible authorities.

  • Product packaging & room readiness

Bring the brand book, room categories, policies, furniture, equipment, amenities, supplies and room-by-room acceptance checks into one ready-to-operate product.

  • Launch coordination

Connect brand, website, distribution, systems, supplies and team preparation so each workstream supports the same property offer.

  • Management solutions

Define which responsibilities stay with the owner, what the team needs to run and where ongoing external support would be useful.

  • Operational audits

Review the existing operation and prioritize improvements across the guest product, commercial setup, workflows and team handovers.

What you take away

Defined outputs.
A usable handover.

A scope of work should make the delivery clear before implementation begins.

  • A concise definition of the guest product and intended operating model.
  • A phased work plan with responsibilities, dependencies and readiness checks.
  • An agreed technology, vendor and procurement coordination plan.
  • The selected operating documents and launch materials.
  • A handover plan and a clearly scoped period of launch or ongoing support.

How the work moves

From understanding
to implementation.

01

Understand

Clarify the concept, property constraints and opening priorities.

02

Structure

Build the workstream map and identify specialist dependencies.

03

Implement

Coordinate and deliver the agreed operational and digital scope.

04

Verify

Review readiness, hand over responsibilities and define the next phase.

Good questions

Before
we start.

Can you help open a hotel from the beginning?

Yes. An engagement can begin with the guest concept and operating model, then develop into a coordinated pre-opening scope. The exact role depends on the property, the owner’s team and the specialists already involved.

Do you handle licenses and permits?

The work can include tracking requirements, organizing documentation and coordinating the relevant workstream. Filing responsibilities, licensed professional work and agency approvals must be assigned explicitly to the appropriate parties in the project plan.

Can you take over the full management of a property?

We first define the property’s needs, responsibilities and service coverage. Ongoing management support can then be scoped around the work I can deliver and any additional team or local support the operation requires.

Is this only for new openings?

No. The same approach can help an existing property reset its product, systems and standards. A diagnostic is often the right starting point when the main problems and priorities are not yet clear.

What needs to
work better?

Let’s define a practical scope around your property and the outcome you need.
